Janemba is more unpredictable because he can teleport certain body parts to wherever he wants. Boo has the ridiculous regeneration going for him, but you can beat him by engulfing him in a blast.

Eh...hard to say. Which Buu are we talking about?

Janemba has the whole reality manipulation thing and teleportation but Buu has regeneration and the ability to copy other techniques on the fly. Kid Buu I'd say would win since he has the aforementioned abilities of Buu and is just as unpredictable if not more so than Janemba.

Janemba can pretty much do whatever Boo can do. Janemba has regeneration too, albeit we don't know if it's as good as Majin Boo's.

Honestly doubt it's anywhere near as good as Boo's since he grew back part of his outer shell and that was from teleporting
