Yeah, that's something I also found kind of stupid. But you have to look at it under the story's perspective. They are trying to give us an entertaining story, so having Light just thinking for himself and not having his "psychopatics attacks" would sound boring for the audience in general. Sometimes when telling a story you can't just have the characters acting how they should normally act.

I was under the impression most of his dialogue like this, and many of his faces such as during the "Keikaku dori" scene were meant to be taken as entirely within his head as a means of conveying his mentality, as long as he was talking to himself during them. Explains most of them away, at least.
As for his conversations with Ryuk, they weren't that loud. Maybe he had a fair bit of soundproofing put in his room under the excuse of needing to not be distracted when studying?

Her role in finding out Higuchi's identity as "Kira" and her tactical thinking helped make her likeable for a while. Still one of the least interesting characters in the series, though slightly better than most other supporting females in Shonen.
